We have just published the top 50 Aussie suburbs that sold for premium prices (i.e. sold significantly higher that agent list prices) for August 2025.
Some interesting suburbs made the list this time. We've listed a few of those below.
Ranked #1 - Depot Hill, QLD 4700 - houses sold at 45.64% above listed prices
> Depot Hill is a suburb located 1km south of Rockhampton's CBD with median of only $285k with rental yield of above 7%, however it's considered in a relatively lower socio-economic area and is located near a flood zone.
Ranked #2 - Hawthorn East, VIC 3123 - houses sold 41.89% above listed prices
> Hawthorn East is just 7km away from Melbourne's CBD and a very desirable suburb, with median house prices of $2.72m.
Ranked #3 - Como, WA 6152 - houses sold 40% above listed prices
> Como is considered a premium suburb of Perth, located near the water with median price point of $1.55m.
Ranked #8 - Jacana, VIC 3047 - houses sold 35.77% above listed prices
> 14km north of Melbourne CBD, generally located a decent suburb for residential living, with a median price of $616,000 and solid rental yield of 4.1%
Ranked #9 - Liverpool, NSW 2170 - houses sold 34.58% above listed prices
> Approx 30km south west of Sydney CBD, Liverpool is priced at $1.14m and has seen growth and activity in recent years.
