Major SMSF property changes took effect from 10 August 2026, significantly restricting investors from using their self-managed super funds to finance residential property purchases.
Previously, an investor could use, say, $200,000 from their SMSF as a deposit and borrow the balance to purchase an $800,000 investment property. For new residential purchases, that strategy is now effectively closed.
This could have notable implications for the property market, limiting the ability of some investors to use superannuation to expand their residential property portfolios.
Importantly, the restrictions primarily affect residential property. SMSF borrowing can still be available for qualifying business/commercial real estate, while eligible residential arrangements established before the cut-off are generally grandfathered.
