Perth property growth in last 2 years

Further to our previous post, we are going to compare how suburbs have grown since original posts where we previously made reference to them.

On that note, lets see x4 key suburbs in WA we had referenced in our post in 2023 - Willagee, Joondalup, Ellenbrook, and Seville Grove.

We had referenced these suburbs in our post, where we had discussed the fact that Perth still continues to be a property investors hot-spot with the market peak still to be reached - https://www.propertydirector.com.au/property-blog/perth-remains-a-key-investment-hot-spot-for-property-investors

We have re-run the suburb capital growth report below, and summarised how prices in each of these x4 suburbs have grown. As you can see, all of these suburbs have continued to grow since 2023.

Willagee, WA 6156 - property prices have grown from $736,000 (2023) to $980,000 (2025)

Joondalup, WA 6027 - property prices have grown from $640,000 (2023) to $832,500 (2025)

Ellenbrook, WA 6069 - property prices have grown from $485,000 (2023) to $684,000 (2025)

Seville Grove, WA 6112 - property prices have grown from $446,800 (2023) to $643,500 (2025)

Think Perth property prices have hit their peak? After speaking with investors in recent property investor events, it seems many are in the process of selling, or seriously considering selling in upcoming months.
